Our guarantee is a fixed price build, which includes everything from Covenant approval, Council approval, Rainwater tanks, lockable windows and doors, automatic garage doors with 2 remote controls, modern quality kitchens and bathrooms, ensuite to main bedroom and walk in robes, concrete & stencilled driveways, letterbox, carpets, tiles throughout, covered Alfresco area, clothesline, fully landscaped gardens to covenant approval, fully fenced rear and sides. Dishwashers to air conditioning, so you know what you will be paying and you know what your build will entail. Our customers always thank us for providing full turnkey for a fixed priced build price - after all, no one likes surprises!

Quality Inclusions & Finishings:

Preliminaries and Site Work -

  • Soil test, engineers site and soil evaluation report (including contour report)
  • Full working drawings
  • Council approval – all fees and charges
  • Engineered slab and footing design
  • Earthworks and retaining walls (if required) included. Existing retaining walls not covered in this contract.
  • Termite protection and energy rating
  • All building insurances, state government levy’s (BSA 6 year guarantee) 6 months maintenance
  • Ceiling height: as per plan
  • Connection to underground power, telephone, sewerage, water, natural gas, high speed internet & cable TV
  • Footings and slab constructed to engineer’s details* fixed price subject to appropriate soil test
  • Structural steel posts and flooring framing for elevated sites (if applicable) to Engineer’s details.


Frame -

  • Building to be constructed in accordance with current building regulations and code
  • Ceiling heights as per drawings- 2.7m where possible, or as per plan
